The lessor is Roberto Ferrari. Stagnone Homes offers privately managed, non-business holiday rentals in the Lo Stagnone area of Marsala, Sicily. The public contact for enquiries and bookings is stagnonehomes@gmail.com.

Select your dates, home and number of guests to check availability through Beds24. Review the accommodation, dates, guest numbers, price and terms before making payment. A request for availability or an email enquiry alone does not confirm a booking; keep the booking confirmation supplied after completion.

The price and included services are those presented for your selected stay before you confirm. Any applicable extra charge or local tax must be disclosed before booking or arise from a legal obligation. No unspecified service is included merely because it is mentioned in a destination guide. The booking confirmation records the details agreed for your stay.

Any tourist tax imposed by the Municipality of Marsala is payable where applicable according to the rates, exemptions and collection rules in force at the time of the stay. The booking process will indicate whether it is included in the amount paid online or payable separately.

100% of the booking amount is payable at the time of booking. Complete payment using the methods offered in the booking process. A payment provider’s own payment and privacy terms also apply to its service. Keep your payment receipt and booking confirmation.

The cancellation deadline is 11:30 local time in Italy (Europe/Rome), exactly 14 calendar days before the scheduled check-in date shown in your confirmation. To cancel a direct booking, use the instructions in your confirmation or email stagnonehomes@gmail.com with your booking reference. Keep the dated cancellation request and acknowledgement.

A date change is subject to availability and written agreement and does not automatically waive the cancellation policy. For a booking made through Airbnb or another platform, the terms displayed and accepted on that platform govern that reservation.

• Free cancellation with a full refund of the booking amount until 11:30 local time (Europe/Rome), 14 calendar days before the scheduled check-in date.
• Cancellations after that deadline are non-refundable: 100% of the booking amount is retained.
• A no-show is non-refundable: 100% of the booking amount is retained.

Where applicable, the statutory 14-day right of withdrawal for distance contracts does not apply to accommodation booked for a specific date or period. Cancellation rights are therefore those stated in the cancellation policy above, without prejudice to any mandatory rights that may apply.

The number of guests must remain within the confirmed occupancy and the home’s stated capacity. Provide the guest information needed for legally required registration. Check-in is available from 11:30 to 23:00. Check-out is by 10:00. Access instructions and applicable house rules are communicated with the booking. If you need different arrival or departure times, please contact us in advance and we will do our best to accommodate your request, subject to availability.

Please treat the property, its contents and neighbours with care and report problems promptly so they can be addressed. Responsibility for damage is assessed under the applicable law and the facts of the case; these terms do not impose an unspecified automatic damage charge.

If the booked accommodation cannot be provided, we will contact you promptly. Any alternative stay or change requires your agreement; where the stay is not provided, the amount paid for the unprovided accommodation will be refunded, without limiting any other rights available under applicable law.

Information about the area, weather and third-party activities is provided for planning. Services offered by independent operators are subject to their own terms and availability. This does not exclude any responsibility of the lessor that cannot lawfully be excluded.

These terms are governed by Italian law, without limiting any mandatory rights or rules on jurisdiction that apply to your booking. No exclusive court or waiver of legal protections is imposed by these terms. For questions or complaints, write to stagnonehomes@gmail.com, quoting your booking reference where available.

The Italian and English versions describe the same terms. If anything appears inconsistent, contact us for clarification before booking.
